Booking Terms & Conditions

Clear standards for a considered stay.

1. About these terms

These terms govern reservations made with Dajosha Prime Living for short-stay accommodation and related guest services in Cape Town, South Africa. By completing a reservation, paying an amount due or occupying a residence, the guest agrees to these terms and the residence-specific information shown during booking.

2. Reservations and confirmation

A reservation is confirmed only when the booking flow displays confirmation or we send written confirmation. Request-first bookings remain subject to management approval. The guest is responsible for accurate names, contact details, dates and guest numbers. The person making the booking must be at least 18 years old and authorised to act for the party.

3. Prices, fees and payment

The price review shown before checkout identifies the accommodation charge and any cleaning fee, service fee, tax, refundable security deposit or other applicable amount. The displayed checkout currency and total are authoritative. Payments are processed securely by Paystack. Depending on the selected residence and policy, we may require full payment, a deposit or approval before payment.

4. Balances and failed payments

Any balance must be paid by the due date communicated in the booking record. A reservation may be cancelled if an amount remains overdue after reasonable notice. A failed or abandoned payment does not confirm a booking, and temporarily held dates may be released automatically.

5. Changes and cancellations

Cancellation refunds and charges are assessed reasonably under applicable South African consumer law. We consider the notice provided, the length and value of the stay, our ability to rebook the residence, and costs already incurred. Any applicable charge will be communicated before a cancellation is finalised. If Dajosha Prime Living cancels for reasons not attributable to the guest, we will offer a suitable alternative or an appropriate refund.

6. Arrival, departure and access

Standard check-in is from 15:00 and check-out is by 10:00. Residence-specific instructions or arrangements confirmed in writing take precedence. Access details are confidential and may not be shared outside the booked party. Early arrival and late departure require prior written approval.

7. Guest conduct and residence care

Smoking, parties, illegal activity and disruptive conduct are not permitted. Pets, visitors, events and commercial use require prior written approval and remain subject to the rules for the selected residence. The booking guest is responsible for the conduct of the party, reasonable care of the residence, compliance with building rules and prompt reporting of damage, faults or safety concerns.

8. Security deposits and damage

Where a refundable security deposit applies, deductions may be made for verified damage, missing items, exceptional cleaning, rule breaches or other loss attributable to the stay. Any deduction will be supported by reasonable information. Where no deduction is required, release is initiated within 7 business days after a satisfactory post-stay inspection; bank or provider processing can take longer.

9. Availability and exceptional events

If a residence becomes unavailable because of an event outside reasonable control, we will use reasonable efforts to offer a comparable alternative. If no suitable alternative is accepted or available, an appropriate refund will be arranged. Neither party is liable for a failure caused by circumstances beyond reasonable control to the extent permitted by law.

10. Liability and guest responsibility

Guests remain responsible for personal belongings, travel documents, insurance and compliance with health, immigration and local requirements. Nothing in these terms excludes liability that cannot lawfully be excluded. Any other liability is limited to the extent permitted by applicable law.

11. Privacy and communications

Personal information is handled in accordance with our Privacy Policy. Operational messages about a booking are part of the service. Marketing messages are sent only where permitted and can be declined.

12. Governing law

These terms are governed by the laws of the Republic of South Africa. Guests retain any non-waivable rights under applicable consumer and data-protection law. The parties should first try to resolve concerns directly and in good faith.
